What a property report must legally contain, where your data lives, how AI Credits work: answered directly.

What is a property report and when is it required?
A property report (état des lieux / plaatsbeschrijving) is a detailed record of a rental property's condition at move-in and move-out. The obligation has been federal since 2007; in Flanders it is now governed by art. 9 of the Flemish Residential Tenancy Decree (2019). In a dispute before the court, it is the key piece of evidence.
Do ImmoSpect reports hold up in court?
Yes. Every report contains the legally required elements: address, parties, date, meter readings, room-by-room description and photo evidence. The AI quality check flags missing elements at the final review, so you forget nothing before signing.
Where is my data stored and processed?
Data & AI in Europe, fully GDPR-compliant. Storage and AI processing take place in Europe, under a secure Data Processing Agreement with Google Cloud. Your data never trains public models and AI contributions are marked in line with the EU AI Act.
Does ImmoSpect work offline on location?
Recording works 100% offline: photos, voice notes and scores are captured without internet, ideal in basements, warehouses or properties without signal. Everything is stored locally; AI processing runs as soon as you're back online.
Is the digital signature legally valid?
Yes. ImmoSpect uses eIDAS-compliant electronic signatures. The baseline is an SES signature by email, admissible in court. An advanced eIDAS signature (AES) with identity verification is on the roadmap.
How does the AI Credits model work?
Each report is paid in AI Credits based on surface area: 1 AI Credit under 100 m², up to 6 AI Credits for 2,500–5,000 m². Every plan includes a monthly AI Credits volume; extra AI Credits cost €10 to €20 depending on your plan.
Can I export the report to Word?
Yes. ImmoSpect generates every report in parallel as a PDF and a fully editable Word document (.docx) in magazine layout. So you can still adjust the report before sending the signature request.
Does ImmoSpect work for commercial and industrial properties?
Yes. Besides residential property reports, ImmoSpect supports technical inspections of business and industrial buildings (B&I) and a commercial module for sales and rental copy. The AI Credits model scales with surface area.
Who is ImmoSpect for?
ImmoSpect is built for estate agencies, surveying firms and property managers who produce property reports for rental and sale. Today in Belgium, expanding to Wallonia, Brussels and Spain. The platform works on desktop and as a mobile web app for on-site inspections.
